When you are a first-time home buyer, you don’t know what you don’t know. In other words, if you haven’t purchased real estate before then you may not know what to expect during the loan process.
That is why first-time homebuyers need to watch out for some lenders. I have had many clients come to me and tell me about how they lost their earnest money because they were told they are qualified for a loan and then 10 days into contract they are denied. I can’t even begin to describe to you what it feels like to watch someone realize that they are going to miss out on the home of their dreams.
This is what happens sometimes, however, when a consumer chooses to get their loan through a big bank because they have their checking account or car loan through that bank, instead of doing the proper research. They don’t know what they don’t know.
Choosing a local lender could save this headache. First-time home buyers shouldn’t have to get under contract before they are underwritten-pre-approved. Speaking of which, always make sure you get underwritten-pre-approved instead of pre-qualified. When you get underwritten-pre-approved, it typically requires a full application (your credit is run and it is recommended that you send in all of your income documents). And if you do this, it is a pretty safe bet that you will close.
I always ask my clients to get underwritten-pre-approved because I believe it is malpractice to not do so.
